Proposta de programação para um residencial no município de João Pessoa/PB utilizando a técnica Linha de Balanço (LOB).

Abstract

The resumption of growth in the civil construction market coupled with the increase in the level of demand from consumers and the reduced availability of financial resources has resulted in an increase in competitiveness among companies in the sector. This situation has encouraged companies in the industry to seek better levels of performance, making construction companies seek alternatives to improve their production systems through the application of Production Management and principles initially developed for the industrial environment. In this scenario, one of the alternatives in the pursuit of achieving greater efficiency and placing on the market, together with the lowest cost and highest quality of products, is the use of work time planning processes. This work has as main objective to simulate the programming of a small multifamily residential using the Line of Balance (LOB) technique. The research addresses the application of the Lean Construction philosophy in the long-term schedule of a residential to be implemented in the city of João Pessoa / PB, more specifically through the use of the Line of Balance technique. Based on the bibliographic reviews carried out, it was possible to calculate the rhythms of the service packages and, with the sequencing of activities, guarantee the continuity of services throughout the period of execution of the project. At the end of the work, the graphical representation the Line of Balance was generated, in which it was possible to define objectively which activities should be performed in the base repetition units, delimiting the start and end dates of this.
