dc.description.abstractThe work seeks to understand the civil liability of the real estate registrar, analyzing its importance in legal relations and its repercussions. Specifically, it aims to explain the role of the real estate registrar and his responsibility, examine the legal impact of real estate registration on the security of transactions, analyze a practical case that occurred in the municipality of Santa Rita - PB and compare this case with current doctrine and case law. The methodology used is qualitative and documental, based on legislative, doctrinal and jurisprudential analysis of the civil liability of the real estate registrar, as well as the investigation of a concrete case involving irregularities in a registry office in Santa Rita/PB. The work is structured in five chapters. The first presents the introduction, justifying the relevance of the topic and the objectives of the study. The second chapter discusses the real estate registry, highlighting its legal and social function, as well as the principles of the registry system and its importance for legal certainty. The third chapter discusses the civil liability of land registries, examining the types of liability applicable and their legal limitations. In the fourth chapter, damages to third parties resulting from registry failures are analyzed, with a focus on the practical case study of Santa Rita/PB. Finally, the fifth chapter presents the final considerations, summarizing the findings of the research and proposing improvements to the registry system. The study concludes that the role of the real estate registrar is essential to ensure the security of real estate relations, but that their liability depends on proving fault. The case analyzed shows failures that resulted in damage to third parties, demonstrating the need for greater supervision and modernization of registration procedures.pt_BR
